The FIRST STAGE is the preparation of site- GRADING of a SITE!

 In continuation with the earlier article on ‘the various stages in construction of a house’, the FIRST STAGE is the preparation of site i.e., GRADING of a SITE!



The single most important rule in construction is something very basic “Buildings must never fall down.”

Grading and Surveying a site is essential in understanding the basics of a site. If you are unable to know what the ground has in store then how can you place your building? 



Why grading in construction of a house is necessary? 

Laying the foundation of any building is vital for it to be built. In this article we will be discussing why grading is absolutely necessary in construction of a house.

As natural calamities like floods have risen more than 50% worldwide in the last decade or so, it is very important to know the importance of grading in construction.


What Is Grading?

Site grading is an engineering term for the leveling or shaping of land to suit the specifications of a construction project. A land's "grade" is its slope. So grading is a literal term describing the way we adjust the slope of land when we build on it.

Grading takes place early on in the construction process, among other preparation work on the site, to provide a stable foundation to build on. There are a wide range of factors to consider while grading for construction. Soil composition alone raises considerations such as soil density and water retention



Why is Grading Important?

Grading is about more than just leveling of the land. It is very much vital to the quality and longevity of the house. Here are some of the points why grading work is vital for building a house.

  • A Strong Foundation:

Grading provides a strong foundation for a house, limiting the number of structural issues that could occur down the line. Effective grading reduces the risk of erosion and damage to foundations over a long time period.

  • Proper Drainage:

Water logging — is exactly what we don't want in our house. Despite our modern technology, rainfall and flooding can still wreak havoc if not planned for.

Quality drainage relies as much on land grading as it does on drainage systems like pipes. By grading the land properly, water will be flowing downhill, keeping buildings high and dry.



  • Fighting Subsidence:

Quality construction is about planning for the long term. Subsidence is one of the most common long-term problems that can hit our house. Homes built on soft soils or clay can sink into the ground, resulting in subsidence. But homes don't often sink evenly and hence parts of the structure become warped and begin to crack.

Grading is the process which helps to tackle subsidence. It also helps in creating a stable base for the home.

This article takes you through the 11 stages in construction of a house starting from EXCAVATION to the point you receive the keys to your DREAM HOUSE!

 Various stages of house construction in India:



Isn’t it important to understand the various stages of house construction of your very 

own house? I definitely suggest that the person who is purchasing a flat or constructing a 

house should in line with the construction process. This article takes you through the 

11 stages in construction of a house starting from EXCAVATION to the point you receive 

the keys to your DREAM HOUSE!



1. Preparation of Site:

The first step in construction of a house starts from clearing the site. In case the site is not 

even you will also need to carry out the leveling process. Once the site is cleared and leveled 

then it is time to start the construction process. For the first time you will get to experience the floors plan in reality rather than on paper!




2. Foundation and Slab/RCC Roof:

The next stage of house construction will be to lay the foundation. Here comes all your structural components- footings, columns, plinth beams, pillars, basement etc., The Slab/RCC Roof 

will be laid once all the structural components, in slab plumbing and electrical lines are laid.




3. Walls & Roof Structure:

Once the Slab/RCC Roof is laid and cured work will begin on the main structure of the house which is one of the most exciting stages of house building. You will see the walls of your house 

rise from the slab and for the first time in front of your eyes. Once the construction of the walls and roof structure is complete the roof will be installed and made waterproof.



4. External Finishes:
Next comes the finishing of the exterior walls will now be finished. This step includes the plastering and painting of external walls.



 
5. Installation of Window & Door Frames:

As all the structural work has now completed it is time to install the window and door frames. 

This makes the building fully watertight and protected from the elements allowing the builders 

to start construction on the internal areas of the building which now follow such as electrical work, plumbing and finishing.




6. Installation of Electrical and Plumbing Lines:

Electricians and Plumbers will install the required electrical cables and pipes. In this stage 

of house construction we won’t connect the cables or pipes to live sources until later. Once the plastering, painting is done they will return to connect switches, power outlets and lights, 

but for now they will leave the cables and pipes protruding from walls, ready to be completed 

later in the process.


7. Internal Finishes:

Now that the cables and pipes are installed work will begin on the non-structural 

internal walls, internal wall finishes and floor finishes. This will include plastering

putty work, painting, flooring and tiling.




8. Carpentry:

During this stage of house construction carpenters will work on the installation of doors

windows and any built in furniture  such as kitchen cabinets and bedroom closets and 

skirting boards.



9. Fittings:
Next comes the last major stage in house construction process. Electrician will come back and install your chosen lights, switches and power outlets and make the system live

Plumber will return and install any Taps, Sinks, Toilets, Showers and other wet systems.


10. Inspection:

In this stage you will take a tour of your house and make a final inspection to ensure that everything has been built as agreed in the construction contract. This is your final chance to discuss any issues and have them addressed by your builder.


11. Handover:
This is the moment you’ve have been waiting for all your life! 5 months before it was an 

abandoned land and now you have your DREAM HOUSE on it

Honest Customer Confession : April- 2021

 Thursday: After I got a call from the customer, I immediately informed my operations team to look into the issue. Our team has checked all the deliveries on that day, in house orders, garments in processing, CC Cam footages, Log books, our Internal systems, etc.,  but we couldn’t find the shirt which he was asking for. Our team was sure that the order comprised of 1 RED, 1 BLUE and 7 WHITE Shirts.



Friday: Our team has informed the same to the customer but this time he was even more harsher. He told us that, if his shirt was not returned in 2 days’ time he would register a complaint in the consumer court! 

Saturday: He called around 9 in the morning and informed me that the BLUE shirt was his!. He got to know this when his wife told him that she has given PKC 1 RED, 1 BLUE and 7 WHITE shirts for dry-cleaning. He apologized for what he has put us through.


For every complex PROBLEM, there's a solution that is SIMPLE!

PKC Realtors - Customer Feedback

 After starting PKC Realtors, in August2020 we got a call from a person named Karthik. He was planning to construct his house in the next couple of months and by chance got in touch with us by seeing our website. The project is in the EAST side of HYDERABAD.




During the call we understood that he is a friend of one of our founders which was totally unexpected.

From building permissions to construction from scratch to end we completed the house in 3-4 months of time.
