2) The SECOND STAGE in the construction of a house is- THE LAYING of FOUNDATION!

In continuation with the earlier article on ‘the various stages in construction of a house’, the SECOND STAGE is the FOUNDATION and SLAB/RCC Roof

Many people think that the most important part of a house is the roof. While roof is the component that protects us from the various elements and activities of nature, it is not the only one that keeps us safe.

Foundation is what supports our home and bears the weight. Without a solid base underneath, it is only a matter of time until we experience some serious damage to the structure. Foundation is also one of the areas of our home that needs to be done right the first time because if something goes wrong during the construction, it’s not always easy to fix

Here are the 5 main reasons why foundation of a house is absolutely necessary and also why it should be very strong-

  • Foundation Supports our House:

The foundation is buried in the ground underneath our home. Its primary purpose is to hold our house up. Without it, a house would quickly sink into the ground unevenly, resulting in cracks and damage to the main structure. A properly built foundation will keep the home even and supported, even during a flood or earthquake. A good foundation involves taking into account the geology, soil conditions, water table, and even the backfill

  • It Resists Natural Movements:

Natural forces are always in play. Soil moisture levels frequently change, temperature fluctuations impact the soil conditions, tectonic plates move below, and water tables can be altered below our home at any time. If our home is not anchored to a foundation, it can crack, break apart or even be washed away by the natural forces at work. A well-built foundation will transfer the structure’s load to the underlying soil or rock to prevent excess settlement or movement.

  • Insulate our House:

Another reason why the foundation is the most important part of our home is that it can offer insulating properties to keep our home warm, even in a very cold climate. A properly insulated basement can save us a lot of money on our heating bills.

  • Keeps Moisture Out of our House:

Our home can be damaged by various factors, but moisture is the one we really need to look out for. Moisture can quickly weaken and compromise our home’s structure. When water collects around our home from rain and snow, it saturates the soil. A well-built foundation and good drainage will keep the water out of our basement, keeping our home dry no matter the weather conditions.

Damp proofing a foundation wall can also prevent moisture from passing through the concrete walls into the interior basement space.

  • Prevents Insect Infiltration into our House:

A strong foundation will keep all the bugs, rodents and insects out of our home that live under the soil. Without proper foundation, our home will be vulnerable to insects that can cause some serious damages.

Though we have the proper foundation in place, even small cracks or signs of separation can indicate bigger problems that could threaten the safety of our home. Many people neglect small repairs of their foundation, resulting in costly repairs in the long run

Therefore it is very important to keep in mind that the foundation of our house should be very strongly laid and with a fool proof checks.

In the part-2 of this article, we will be discussing on the important components of a foundation viz- footings, columns, pillars, plinth beams etc.,

The FIRST STAGE is the preparation of site- GRADING of a SITE!

In continuation with the earlier article on ‘the various stages in construction of a house’, the FIRST STAGE is the preparation of site i.e., GRADING of a SITE!

The single most important rule in construction is something very basic “Buildings must never fall down.”

Grading and Surveying a site is essential in understanding the basics of a site. If you are unable to know what the ground has in store then how can you place your building?

Why grading in construction of a house is necessary?

Laying the foundation of any building is vital for it to be built. In this article we will be discussing why grading is absolutely necessary in construction of a house.

As natural calamities like floods have risen more than 50% worldwide in the last decade or so, it is very important to know the importance of grading in construction.

What Is Grading?

Site grading is an engineering term for the leveling or shaping of land to suit the specifications of a construction project. A land's "grade" is its slope. So grading is a literal term describing the way we adjust the slope of land when we build on it.

Grading takes place early on in the construction process, among other preparation work on the site, to provide a stable foundation to build on. There are a wide range of factors to consider while grading for construction. Soil composition alone raises considerations such as soil density and water retention

Why is Grading Important?

Grading is about more than just leveling of the land. It is very much vital to the quality and longevity of the house. Here are some of the points why grading work is vital for building a house.

  • A Strong Foundation:

Grading provides a strong foundation for a house, limiting the number of structural issues that could occur down the line. Effective grading reduces the risk of erosion and damage to foundations over a long time period.

  • Proper Drainage:

Water logging — is exactly what we don't want in our house. Despite our modern technology, rainfall and flooding can still wreak havoc if not planned for.

Quality drainage relies as much on land grading as it does on drainage systems like pipes. By grading the land properly, water will be flowing downhill, keeping buildings high and dry.

  • Fighting Subsidence:

Quality construction is about planning for the long term. Subsidence is one of the most common long-term problems that can hit our house. Homes built on soft soils or clay can sink into the ground, resulting in subsidence. But homes don't often sink evenly and hence parts of the structure become warped and begin to crack.

Grading is the process which helps to tackle subsidence. It also helps in creating a stable base for the home.

Therefore GRADING is very important and the first stage in construction of a house! In the next article we will be discussing about the structural components, foundations and slabs stage in construction a house.

This article takes you through the 11 stages in construction of a house starting from EXCAVATION to the point you receive the keys to your DREAM HOUSE!

Various stages of house construction in India:

Isn’t it important to understand the various stages of house construction of your very

own house? I definitely suggest that the person who is purchasing a flat or constructing a

house should in line with the construction process. This article takes you through the

11 stages in construction of a house starting from EXCAVATION to the point you receive

the keys to your DREAM HOUSE!

1. Preparation of Site:

The first step in construction of a house starts from clearing the site. In case the site is not

even you will also need to carry out the leveling process. Once the site is cleared and leveled

then it is time to start the construction process. For the first time you will get to experience the floors plan in reality rather than on paper!

2. Foundation and Slab/RCC Roof:

The next stage of house construction will be to lay the foundation. Here comes all your structural components- footings, columns, plinth beams, pillars, basement etc., The Slab/RCC Roof

will be laid once all the structural components, in slab plumbing and electrical lines are laid.

3. Walls & Roof Structure:

Once the Slab/RCC Roof is laid and cured work will begin on the main structure of the house which is one of the most exciting stages of house building. You will see the walls of your house

rise from the slab and for the first time in front of your eyes. Once the construction of the walls and roof structure is complete the roof will be installed and made waterproof.

4. External Finishes:
Next comes the finishing of the exterior walls will now be finished. This step includes the plastering and painting of external walls.

5. Installation of Window & Door Frames:

As all the structural work has now completed it is time to install the window and door frames.

This makes the building fully watertight and protected from the elements allowing the builders

to start construction on the internal areas of the building which now follow such as electrical work, plumbing and finishing.

6. Installation of Electrical and Plumbing Lines:

Electricians and Plumbers will install the required electrical cables and pipes. In this stage

of house construction we won’t connect the cables or pipes to live sources until later. Once the plastering, painting is done they will return to connect switches, power outlets and lights,

but for now they will leave the cables and pipes protruding from walls, ready to be completed

later in the process.

7. Internal Finishes:

Now that the cables and pipes are installed work will begin on the non-structural

internal walls, internal wall finishes and floor finishes. This will include plastering

putty work, painting, flooring and tiling.

8. Carpentry:

During this stage of house construction carpenters will work on the installation of doors

windows and any built in furniture  such as kitchen cabinets and bedroom closets and

skirting boards.

9. Fittings:
Next comes the last major stage in house construction process. Electrician will come back and install your chosen lights, switches and power outlets and make the system live

Plumber will return and install any Taps, Sinks, Toilets, Showers and other wet systems.

10. Inspection:

In this stage you will take a tour of your house and make a final inspection to ensure that everything has been built as agreed in the construction contract. This is your final chance to discuss any issues and have them addressed by your builder.

11. Handover:
This is the moment you’ve have been waiting for all your life! 5 months before it was an

abandoned land and now you have your DREAM HOUSE on it

These are the basic steps involved in construction of a house, in the next article we will be discussing on the process involved in each stage while constructing a house.

Honest Customer Confession : April- 2021

Thursday: After I got a call from the customer, I immediately informed my operations team to look into the issue. Our team has checked all the deliveries on that day, in house orders, garments in processing, CC Cam footages, Log books, our Internal systems, etc.,  but we couldn’t find the shirt which he was asking for. Our team was sure that the order comprised of 1 RED, 1 BLUE and 7 WHITE Shirts.

Friday: Our team has informed the same to the customer but this time he was even more harsher. He told us that, if his shirt was not returned in 2 days’ time he would register a complaint in the consumer court!

Saturday: He called around 9 in the morning and informed me that the BLUE shirt was his!. He got to know this when his wife told him that she has given PKC 1 RED, 1 BLUE and 7 WHITE shirts for dry-cleaning. He apologized for what he has put us through.

For every complex PROBLEM, there's a solution that is SIMPLE!

PKC Realtors - Customer Feedback

After starting PKC Realtors, in August2020 we got a call from a person named Karthik. He was planning to construct his house in the next couple of months and by chance got in touch with us by seeing our website. The project is in the EAST side of HYDERABAD.

During the call we understood that he is a friend of one of our founders which was totally unexpected.

In the first meeting when we met him as a real-estate consultant he was happy with our suggestions on how to proceed further. After couple of meetings, he asked us whether we could take up his project? Then after discussing with our team we told him that we will take up this project.

At the start he seemed to be really apprehensive whether we could complete the project ontime and within the budget. During the meetings we understood that the building permissions are still pending and we need to do everything from scratch.

As a REALTOR we assured him that we will get him the required building permissions, a finest team of architects, builders, structural engineers, interior designers and whoever it takes to complete the house.

From building permissions to construction from scratch to end we completed the house in 3-4 months of time.

If somebody thinks this is an exaggeration, here is the testimonial from Karthik M.N.S who is a digital marketing lead at Google, Hyderabad.

Why Dogs Get Stuck During Mating?

Why Dogs Get Stuck During Mating?

We are all familiar with this scene. Many of us don't have much fun with animal sex. When I find street dogs in this situation, someone stabs them. Some again hit them with bamboo or sticks, overly enthusiastic.
Let's understand a little bit. We mean that animals and "sex" are just as basic as humans. First of all, the joke about the system in which you were born is not very appropriate.
So why are they stuck?
Dog sex is mainly done in two or three steps, the second of which is the 'stuck' step. When a male dog emits semen, the 'bulbas glandis' of his genitals become quite stiff and at the same time the muscles of the vagina of a female dog become constricted. As a result, the male dog cannot remove its genitals from the female dog's genitals until both muscles are relaxed. During this time, some fluid is secreted from the male dog's genitals, which causes his sperm to flow more quickly.
The duration can be 5 to 45 minutes.
So what happens when you force them to run or hit their genitals with something?
Yes, sometimes the muscles relax quickly, but in most cases the muscles break and in some cases the female dog loses its sexual ability. Sometimes there are more problems, including loss of kidney function in male dogs.
You have no right to harm them just as they are not harming you. It is a good thing that you are collecting love reactions with pictures of puppies on social media day and night, if you can at the same time do them some good. And even if you don't do that, there is no problem, please don't do any harm.

What are some of the essentials for a person/company before entering into the Laundry/Dry-cleaning business?

What are some of the essentials for a person/company before entering into the Laundry/Dry-cleaning business?

Like all other businesses, laundry also requires some basic know-how. The main essential for starting a laundry business is having a thorough understanding of business.

Below are some important points which a person should know before venturing into this business

Market Research:

The laundry business in India is an under explored area. 95% of the market is still unorganized. Knowing the market also helps us to know how much investment we require for setting up the whole business and when can we expect the ROI

  • Being Prepared:

The more organized you are the more well equipped and prepared you are to handle any emergency. This will also help you to run your business smoother. Make a list of all the things you need. From equipment, machines, cleaning solvents, detergents etc. should be purchased and stocked beforehand. Also, if you want to start a pickup and delivery service then, you need to arrange for a vehicle to get the job done.

  • Manpower:

Running a business and that to laundry cannot be a one-man show. To do the whole processes efficiently, you need to hire staff who are well skilled in their jobs. You will need people to operate the machines, for ironingdry cleaning, stain removing.

Delivery Staff should be hired for the pickup and drop off of clothes. So ensure that the people you hire are good at what they do. Or, hire them and train them in their respective departments.

  • Know your customers:

Customer satisfaction is the ultimate goal for any business, and a laundry/dry-cleaning business is no exception.  Mostly, laundries are accessed by customers who need special care for their designer wear, costly dresses that need only dry-clean. Such operations can be handled by only professional dry-cleaners and cannot be done at home.

  • Marketing:

Marketing is the key for any business. A customer can get to know about any business if and only if that particular business markets them. The two major divisions in marketing are-

  • Traditional or offline marketing
  • Digital or online marketing

From printing brochures to distributing of flyers there are many ways of marketing a business. Word Of Mouth (WoM) is also vital to make your business grow. So have specific target audience/customers and spread the word!

  • Be the best in the Business:

Even though the professional laundry / dry-cleaning business are still at a nascent stage in India, people who are entering into the business will face a stiff competition from the local dhobis. Your focus should be on differentiating yourselves from the rest of the pack.

For example, you can create a niche for yourself by offering services like-

  • Express Delivery
  • Stain Removals and
  • Providing pickup and delivery services are some of the things which come across my mind at this point of time

These are some of the essentials for a person/company to know before starting a laundry / dry-cleaning business
